Commentary Kelvin Grove has become a popular suburb for a range of people wishing to live close to the CBD, the local QUT campus and the Royal Brisbane hospital. The suburb's proximity to the city makes it a popular locale for young people with active social lives.

Located less than 4km from Brisbane's CBD and minutes by car, Kelvin Grove has experienced strong growth in the past five years as buyers took advantage of the suburb's proximity to the city and (then) affordable prices. It is expected that the median house price will continue to climb, albeit more modestly, over the next few years.

With easy access to the city along Kelvin Grove Road and other major roads, Kelvin Grove will continue to attract residents and tenants, particularly those attending the nearby Kelvin Grove campus of the Queensland University of Technology. The Royal Brisbane Hospital is next door and this also attracts a good deal of their employees wishing to reside close to work.

Most of the homes in Kelvin Grove are renovated post-war workers cottages and Queenslander style homes. There is a significant amount of medium-density units and new developments. A high profile inner city development - Kelvin Grove Urban Village - is one example.
