Commentary Due to its close proximity to the Brisbane CBD and its position alongside the Brisbane River, property in Dutton Park has experienced strong price growth.

Dutton Park offers easy access to major arterial roads, schools, shops and other infrastructure necessary for family and professional living. The closest hospital is the Princess Alexandra Hospital and the neighbouring suburb of Yeronga has two primary schools and one high school.

Dutton Park is also located directly across the river from the University of Queensland's St Lucia campus, which can be accessed quickly and easily via the Brisbane Ferry Service, the CityCat fast river service and the newly opened Green Bridge. This makes the suburb an increasingly attractive location for student rental accommodation.

Major shopping outlets are located at Fairfield Gardens Shopping Centre and are supplemented by street stores available in and around Dutton Park. Close proximity to the suburb of West End also means Dutton Park benefits from the convenience of a range of nearby restaurants.

A train station is located in the suburb, which - along with the ferry, CityCat and Bus services - makes Dutton Park ideal for professionals working in the CBD.

With the exception of some retail development at the Fairfield Gardens Shopping Centre, there is little commercial development in the area. Residentially, there are an increasing number of townhouses/apartments with new developments planned behind the shopping centre.

According to the 2006 Census there were 1,363 people living in the suburb with a median age of 38. The median individual income was $422 per week. Of all occupied private dwellings 39.3% were either fully owned or being purchased; 43.8% were being rented.
