Commentary The western Brisbane suburb of Bardon has experienced substantial capital growth in property prices over the last 10 years. This was always assured given the suburb's close proximity to the City and its leafy tranquil environs, which border the bush land reserve area of Mt Coot-tha.

With Bardon only six kilometres from the Brisbane CBD, the suburb is well positioned to continue to attract homebuyers who want easy access to the City and a bush land environment.

Bardon has seen a number of subdivisions in recent years which have also encouraged construction of more modern dwelling types.

The suburb is popular with tenants and consequently a good suburb for investment; about one quarter of its houses are available for rent. There are a small number of quality units and townhouse developments in the suburb. Most of the dwellings are renovated old-style Queenslanders and post-war workers cottages.

Bardon has a number of private and state schools including the beautiful grounds of Stuartholme Catholic Girls School. There is also a state primary school located in Bardon. There are ample walking tracks in the area and very fine panoramic views of the City towards the climbs of Mt Coot-tha.

The suburb is home to the Wests Leagues Club, and also has a Catholic and Anglican Church.

According to the 2006 Census there were 9,110 people living in the suburb with a median age of 35. The median individual income was $713 per week. Of all occupied private dwellings 69.3% were either fully owned or being purchased; 24% were being rented.
